Our Build Process
The Journey to a Custom Home
Our build process is set out in four stages: pre-construction, design, construction and handover. Each is managed by the same family-led team, so you always know where your project stands and who is responsible for it. On our Custom Homes page the same journey appears as six steps — feasibility and consultation, architectural design and interior selections, town planning, building plans and project management, construction, and aftercare. The work is the same; here it is grouped by stage.
Consultancy from Concept to Compliance
A well-made home begins with a clear brief and a well-understood site. Since 2015 we have completed more than 150 homes across Melbourne, on vacant land and as knockdown rebuilds that replace an ageing house with an architecturally resolved one.
Regulation is where many projects slow down, so we take ownership of pre-construction, the first stage of our build process. We walk your block, talk through your brief and arrange soil classification, arborist reports and council overlay checks on your behalf, then manage the technical and statutory requirements and planning approvals that follow.
From the first meeting, we work with you to position the home carefully on its site: respecting neighbouring properties, orienting living areas to the north where the block allows, and making the most of what the site can hold. Every recommendation is specific to your block and your goals.
Design
Resolving the Plan
Where your brief becomes a design.
Design begins with how you live. We take time to understand your routines, your taste and your plans for the future, then work with you and Dan Webster Architecture on a floor plan, façade and architectural design that respond to them — and to the block’s orientation, light and outlook.
Compliance is part of the design from the start. Town planning requirements are factored in early, and professional town planners are engaged at the outset, so the planning permit application is well prepared and costly delays are kept to a minimum.
While we handle the technical work and approvals, you make your interior selections at our Interior Design Centre. Our in-house interior designers take you through fixtures, finishes and materials — tapware, benchtops, joinery, flooring and feature details — so each choice works as well as it looks.
By the end of this stage, your home is fully resolved on paper. What is drawn is what is built.
Construction
Building with Care and Accountability
From approved plans to a finished home.
Once your design and contract are finalised, the project moves into construction, and every detail is carried through as it was documented.
We coordinate the documentation, including the building permit and, where required, planning approvals. Before work begins, you receive a comprehensive HIA building contract to review and approve, setting out the scope, the price and the timeline.
When site conditions are confirmed and the site is prepared, our network of skilled tradespeople and established suppliers begins work, using quality materials chosen for structural integrity and a well-made finish. Quality is checked at every stage, from slab to completion.
Your site manager oversees all work on site and keeps you updated through scheduled progress reports and client walkthroughs, so you stay informed and involved from start to finish.
Throughout the build, we do what we said we would, and we remain accountable for it.
Handover
Handing Over the Keys
The end of the build, and the start of living in it.
Handover is the point at which months of planning and building become your home, and we treat it with the same care as every stage before it.
It begins with a thorough final inspection to confirm that every detail is complete. Once you have approved the work and the occupancy permit is issued, we proceed to settlement and hand over the keys to your new home.
From there, the home is yours: every room and every finish planned around the way you live.
Our involvement does not end at the front door. Aftercare continues after handover, so anything that needs attention once you have moved in is dealt with by the team that built your home.
